Resident Resources

Resident Portal Access

Our secure AppFolio Resident Portal allows you to:

  • ​Pay rent online 24/7

  • Set up automatic payments

  • Submit maintenance requests with photos

  • Tack maintenance status

  • Access lease agreements and documents

  • Communicate directly with management

If you have not activated your portal account, please check your email for your activation link or contact our office.

​

Rent Payment Information:

​

Rent is due as outlined in your lease agreement.

Through the Resident Portal you can:

  • Pay via ACH (bank transfer)

  • Pay by debit/credit card

  • Set up recurring payments

​

Late fees apply according to your signed lease.

​

If you are experiencing financial hardship, please contact our office before your due date.

Maintenance Requests

Need maintenance?

Please submit all non-emergency requests through your Appfolio Resident Portal.

​

Submitting through the portal allows us to:

  • Route your requests quickly

  • Assign vendors efficiently

  • Track Progress

  • Document communication

Emergency Maintenance:

Call our emergency line immediately if you experience:

  • Active water leaks or flooding

  • No heat in winter

  • Electrical hazards

  • Sewer backup

  • Fire or safety risks

Move-In/Move-Out Resources

To help make your move smooth:

  • Confirm utilities are transferred before move-in

  • Ensure renter's insurance is active

  • Review your lease terms

  • Complete any required documentation

If you have any questions before move-in contact our office.

  • Advice proper notice requirements in your lease.

  • Cleaning expectations 

  • Key return instructions (if applicable)

  • Security deposit timeline

How long does maintenance take?

Response times vary by urgency.  Emergency issues are prioritized immediately.

Can I add a roommate?

​

All occupants must apply and/or be approved prior to move-in.
